Arsenal and Irving Street, Watertown, Massachusetts

Jerry Mazzeo president of All Star Realty brokered the sale of a multi acre industrial parcel in Watertown, MA.

Former home of the  M.J.Pirolli and Sons masonry supply business, this exceptional property is located at the intersection of Arsenal and Irving Street, one third of a mile from Watertown Square. The property received approvals for a 282 unit mixed use residential development with ground level retail space.

The transaction involved significant negotiations between abutting landowners and the community, requiring land swaps, the reconfiguration of the site, removal of easements and railroad rights as well as working within the newly enacted Town of Watertown Design Standard guidelines.  The development was hailed as a model of how the property owner, the developer and the community through productive dialogue worked together. The property sold for $21,150,000.00. All Star Realty represented the seller, procured the buyer and was actively involved with town and community support meetings.


Pleasant Street, Watertown, Massachusetts

Jerry Mazzeo president of All Star Realty brokered the sale of the former Julian Crane and Casey properties on Pleasant Street in Watertown.  The properties in total consist of three industrial buildings with a combined 2.27 acres of land. The site abuts the Charles River and will have a proposed mixed use development of

99 residential units, with  20,000 square feet of retail/commercial space, that will include a 150 plus seat restaurant constructed alongside the Charles River Greenway Path. The properties sold for a combined price of $5,995,000.00, All Star Realty represented the seller and procured the buyer.

 


Bacon and Howard Street, Watertown, Massachusetts

Jerry Mazzeo president of All Star Realty brokered the sale of the former Circle Plumbing Supply Co. and the Spinalli property in Watertown.  The property consisted of 2 large industrial building located on Bacon and Howard Street with a combined site area of 70,288 square feet.  Entitlements were obtained for a mixed use development totaling 90,360 square feet of gross building area. The development contains 65 residential apartments, ranging in size from 637 to 1,522 square feet, including 6,529 square feet of commercial space on various floor levels plus a 3,865 square feet restaurant and 148 on site parking spaces most of them garaged underground. The properties sold for a total price of $3,750,000.00, All Star Realty represented the seller and procured the buyer.


Broadway and Temple Street, Somerville, Massachusetts

Jerry Mazzeo president of All Star Realty brokered the sale of 315 Broadway Somerville, MA.  The property is comprised of 3 parcels at the corner of Broadway and Temple Street for a combined land area of 33,676 square foot.  A Special Permit was obtained for development of a four-story mixed use development, totaling 52,726 square feet of gross building area.  The project includes 7,400 square feet of ground level retail space with 46 residential units above, ranging in size from 514 to 1,348 square feet. There will be a total of 68 on site parking spaces, most of them garaged underground. The property sold for $2,200,000.00, All Star Realty represented the buyer and was involved in the many public meetings that resulted in the successful approvals.


Concord Avenue and Wheeler Street, Cambridge, Massachusetts

Jerry Mazzeo president of All Star Realty brokered the sale of the former Shell gas station and a Bank of America branch in Cambridge. This predominant 50,600 square foot corner site in  vibrant Fresh Pond, received entitlements for the development of a mixed use project, comprising of approximately 110 residential units with ground level retail/commercial space.  National tenants in the area include; Whole Foods, T.J. Max, Staples, C.V.S. and Trader Joe’s. The property sold for $5,000,000.00, All Star Realty represented the seller and procured the buyer.


Concord Avenue, Belmont, Massachusetts – Subdivision

Jerry Mazzeo president of All Star Realty brokered the sale of a 6 acre estate on Concord Avenue in Belmont.  This most coveted and exclusive estate on Belmont Hill abutting conservation land with seasonal views of the Boston skyline was subdivided into 6 lots. Five of the newly created lots are ANR lots ranging in size from 25,000 to 35,000 SF, with the  largest lot retaining the magnificent 1913 Georgian Colonial home.  The subdivision represented one of the best examples of land stewardship with responsible land planning.
